Home Staging Options
My objective is to create the ‘WOW‘ factor from the
curb, upon entering the house and flowing through the rest of the house. Each room is an opportunity to create a series of
‘wow’s’. I want your home to be the one that stands-out from the rest and that
buyer’s remember at the end of the day.

Option #1 - Consultation Only
We will tour of the home,
looking at it through buyer’s eyes. This
option is for those who want to complete the work themselves, but need professional advice on how to go about it.
In each room, I will give advice on:
Any necessary visible repair work.
Paint and/or color selections.
Advice on updating of lighting, hardware, furniture, etc.
A Shopping List for any items needed.
Suggestions for furniture placement.
Suggestions for accessorizing for each room.
$50.00 - 30 - 60 min.

Option #2 - Full-Service Staging
Rearrange, edit and accessorize rooms to create an environment that is appealing
& inviting. Rooms are rearranged and edited so that they feel spacious. Traffic patterns and accessorizing
creates an ambience that is welcoming and inviting, causing buyer’s to linger. The goal is to make a house feel and
show as much like a model home as possible. Captivating a buyer on an emotional level is key!
Full-Service Staging may involve some or all of the following:
- In some cases this would mean the removal & storage of excess furnishings. In other cases, perhaps extra or updated
furnishings need to be added. I try to use existing furnishings as much as possible to create a warm and welcoming environment.
- If something more is needed, I always try to find cost-saving ways to obtain those pieces. I will help you plan where
these new purchases will fit into your next home so that you can take these lovely items with you and enjoy them for years
to come.
- Proper accessorizing is vital! Accessorizing can be compared to a little black dress. The little black
dress needs the right hair style, jewelry and shoes to complete and compliment the look. You need the right accessories to
‘dress‘ the home. Accessories are kept to a minimum in home staging but they need to be appropriate to the home
and displayed to create maximum impact.
- Arranging closets and cabinetry so that they look spacious and appealing.
- Installation of draperies, as needed.
- Arrangement of bookcases and shelving.
- Hanging of art work.
- $60/hour. Generally two hours will get the job done!

Additional Home Staging Services
Shopping Services: This service is for those who feel overwhelmed,
don’t have the time or inclination to shop, or who are not sure in making purchases for Staging. I will shop for lighting,
paint, furniture, soft furnishings and accessories or any other items you will need. This can include such items as bedding,
draperies & drapery rods, pillows, candles, trays, greenery, wine racks, etc. $40/hour
Fine-Tune Visit: Before an Open House, Broker’s Open or
before the house is advertised, I will come in and go over the home with a keen eye, rearrange and put in place all accessories,
hang art work and any other final touches necessary so that the house is in prime shape. Approx. $50.00 depending
on size and condition of the home.
For Your New Home - Move-In Service: I offer a Move-In service for new homeowners which can greatly ease the transition from one home to the
next.
Moving can be a challenging and stressful experience. Furnishings that once worked perfectly in your previous
home can sometimes create a challenge in your new home. Or perhaps you purchased furniture for your new home and are not sure
how to place them. It is also not uncommon to need advice on choosing color schemes for a new home. Needless to say, there
are many decisions to be made.
I focus on highlighting focal points and architectural features that will make your house a home. Artfully
placing your furniture and accessories in the best possible formation, will help you to settle-in and feel comfortable in
your beautiful new home. $60/hour
